Applicant Cole Bigelow asked the commission to review his building-permit checklist and plans for a residence at 10 West Main Canyon Road, an existing lot adjacent to Town Hall. Bigelow said the house would have a walkout basement because the lot drops about 7 feet from the road and that his current plans show a building height of approximately 31 feet.
Commissioners cited the code’s 30-foot height limit measured from natural grade. Alisha O’Driscoll and Lucille O’Driscoll referenced code language that no exposed face can measure over 30 feet. Carrie Mecham and Tammy Graham discussed measurement points and whether digging for a walkout basement affects the allowed height; Tammy Graham observed that “if the measurement is from natural grade and they dig down 18” for the walkout basement, then they are 6” in the clear.” Cole Bigelow said reducing height would require redoing trusses and altering vaulted ceilings and asked whether a one-foot reduction was feasible; he later agreed to alter the plans.
Lucille O’Driscoll moved that Bigelow revise his plans to show the home under 30 feet and return to the commission; Dennis Phillips seconded the motion and the vote was unanimous. The commission said it will hold a special meeting if needed to review the revised plans before issuing a permit.
