Commission approves two mortgage lot splits and agricultural preservation overlays in Leon area

Toby Stewart, Butler County Community Development Director, told the Commission the Board approved PL 26-02 for property at 16132 SW Walnut Valley Rd., Leon, and PL 26-03 at the northeast corner of SW 170th St. and SW Walnut Valley Rd. Both parcels are zoned AG-80; each proposal would split approximately 5 acres to deed to a grandson and place large remaining tracts under an Agricultural Preservation Overlay (APO). The Planning Commission recommended both items by 6-0 votes and the Board approved each motion 5-0.
Stewart noted the PL 26-02 tract contains about 75 acres and the PL 26-03 tract about 158 acres; utilities discussed included rural water, likely private septic or lagoon systems based on lot sizes, and electricity provided by Evergy. Roads serving the properties include gravel sections maintained by Bloomington Township (SW Walnut Valley Rd.) and a County-paved portion on SW 170th St. State statute notifications to property owners within 1,000 feet were completed prior to the hearings. No public opposition was recorded in the minutes for these two items.
