Toward the end of the meeting the group turned to housing type definitions and allowed uses. Staff noted the draft increases accessory dwelling unit (ADU) maximum size and the SSR group asked consultants to tighten definitions so ADUs and duplexes cannot be gamed into large market-rate units.
Staff (S3) summarized the planned change: "we're proposing increasing the size of the ADU ... to 1,000 square feet." Members asked the consultant to ensure duplexes and ADUs remain subject to maximum gross floor area limits and that the code distinguish a two-unit duplex from a single-family house with a large lock-off basement. The consultant agreed to refine the definitions and return recommended language for the joint packet.
