County approves several plats; developers present Powder House Pass commercial plan

Lawrence County’s Planning & Zoning Administrator Amber Vogt presented staff reports and the commission approved multiple preliminary and final plats at the Jan. 13 meeting, including approvals for Edwards (Lot 11A Blk 19 Apple Springs), 4 Bears in the Hills (lot line revision in Apple Springs), and exemptions for Halverson/Williamson. The board approved a layout plan for Jensen (Whitewood Heights) and recommended conditions for Miller’s layout plan (concerns about cul‑de‑sac length, grades and emergency access prior to preliminary plat submittal).
A technical memorandum and the Powder House Pass Master Plan—commercial units presentation were delivered by attorney Greg Erlandson (representing BH Development and the CID), Christian Heinrich of AE2S, and John Pavon of BH Development LLC. Erlandson said an amendment to the master plan would be forthcoming. The planning section of the minutes records staff recommendations, motion votes and at least one commissioner abstention (Miller layout abstain: Ewing).
