The Brewster County Commissioners on Jan. 27 approved the Matthews subdivision preliminary plat (ranch tract 2071) with conditions aimed at protecting water and drainage and clarifying survey and septic requirements.
County staff explained the plat includes language requiring septic inspection, 911 addressing and a 30-foot centerline right-of-way; the judge emphasized the requirement that survey language follow to future smaller-lot surveys so the conditions do not get lost when parcels sell. A county speaker reminded buyers that residential septic installations must be inspected and cannot be covered until inspected.
Commissioners discussed the 10-acre rule for septic self-installation and the limits that apply when additional structures are added. The court moved to approve the plat as presented with the requested language placed on the master plat and the accompanying survey documents.
