The Clark County Commission approved design review and waivers for MATTER Academy’s expansion from K–5 toward a K–12 campus on an 8.23‑acre site near Sahara and Bruce, approving a phased approach that schedules phase 2 opening in 2028 and includes a required one‑year review of traffic prior to release of phase‑2 building permits.
Liz Olson, representing MATTER Academy, said the school will expand in phases and expects to start classes for phase 2 in 2028. “Phase 2 would be this building here. We’re looking to construct and start school in 2 years from now. So 2028,” Olson said. The applicant withdrew waiver number 2 (attached sidewalks) and agreed to construct detached sidewalks and to provide additional landscaping; the HOA’s letter of support was required for a proposed non‑decorative screen fence or, failing that, an 8‑foot wall per Title 30.
Staff and commissioners discussed throat‑depth and traffic concerns; public‑works staff noted prior work by a previous school but cautioned that future throat‑depth could be inadequate and may need review. Commissioners included a condition for a one‑year public hearing to review traffic before phase‑2 permits are released. The motion to approve item 32 with additional conditions passed.
