Clark County commissioners approved design review and waivers for a proposed 257,000‑square‑foot warehouse on about 12 acres north of Diablo Drive in Paradise, with conditions to address traffic queuing and driveway operation.
Commissioner Stephanie Groenauer (on the record representing the applicant) described four access points, an added right‑turn lane to reduce queuing on Decatur Boulevard and a southern driveway that will be access‑only. “We added a right turn lane after working with public works on that, so that will help the queuing along Decatur for this Northern Drive aisle,” Groenauer said.
The applicant noted they will reduce about 2,000 square feet in a southeast corner to straighten a drive aisle and improve truck access; they also requested waivers for retaining‑wall height and increased parking (210 spaces where 131 are required), supported by a parking study. Public works and the applicant agreed to write a condition that the southern driveway operate as one‑way with signage and striping. The board approved items 21 and 22 with those conditions recorded in the motion.
