During the Planning Commission hearing the applicant and their engineering team described site changes intended to address traffic and visual‑impact concerns.
Staff and applicant representatives said the revised preliminary site plan includes a shared access easement to limit future driveways from Clay Street Road. Staff noted the proposed spacing of 278 feet exceeds the VDOT minimum of 225 feet; the applicant’s engineer translated that spacing into approximately 11 vehicles of queuing capacity at the entrance. Applicant project manager Matt Williams confirmed the gross square footage of the parcel was unchanged from the prior submittal but that internal adjustments were made to accommodate the easement.
On trash and service-area screening, Matt Williams said the standard dumpster screening dimension is 12 by 18 feet and the team could explore expanding that area or increasing screening height, though he cautioned that moving screening too close to the building can conflict with loading operations and life‑safety egress. "We could look at expanding on that and would be happy to proffer that," Williams said, while noting certain constraints tied to building layout and budget.
