A zoning amendment for two parcels on Candler Road (combined 59.62± acres) was approved with 11 conditions. The applicant sought to allow additional office/warehouse buildings on property zoned Heavy Industrial (I-2) and within the Gateway Corridors Overlay District. Commissioners and staff emphasized that access must be approved by the Georgia Department of Transportation, internal drives must meet Hall County Engineering and Fire Marshal standards, and any building within 300 feet of GCOD limits would be subject to GCOD architectural standards.
Conditions also require a 25-foot undisturbed buffer along Candler Road, a 50-foot buffer adjacent to agricultural or residential property lines, screening for outdoor storage outside the GCOD limits, retroactive building permits for existing on-site structures, and that no new buildings receive permits until the site is brought into compliance. The motion to approve carried 4-0 with Stan Hunt moving and Frank Sosebee seconding.
