Staff presented the Hill Farm preliminary plat (Southern Oak Land LLC) for a 134.562‑acre agricultural subdivision creating five lots sized from about 13.4 to 59.3 acres. Will Scott, representing the applicant, said Level 3 soil testing had been completed and would be submitted to the health department; he said the current plan showed all lots listed as residential and that setbacks and lot layouts had been included.
Commissioners and staff questioned contours, potential sheet flow of stormwater, frontage dimensions and driveway placement; staff explained that stormwater design and driveway permits would be reviewed as part of later engineering submittals. A motion was made and seconded to recommend approval of the Hill Farm preliminary plat with the stipulation that lots under the stated acreage threshold be noted as residential principal use on the final plat. The commission approved that recommendation by voice vote.
