Staff introduced the East Lake Estates preliminary plat (Timber Best Partners Georgia LLC) for 435.879 acres divided into 10 lots ranging from 10.0 to 234.001 acres and recommended the commission require the principal use of lots under a specified acreage threshold be residential. Jay Dell, representing the applicant, said the subdivision meets current zoning and does not seek rezoning; he also expressed concern about forcing large parcels (lots 9 and 10) to carry a residential principal‑use restriction.
Commissioners and staff discussed options for treating lots above and below a threshold, with staff proposing a 25‑acre cutoff: lots smaller than 25 acres would be required to show a residential principal use on the plat while larger lots could retain agricultural flexibility. The group also discussed setbacks (100‑foot front, 50‑foot side/rear), limits on driveway counts per plat, caretaker dwellings, and buffers to protect adjacent residential subdivisions.
A motion was made to recommend approval of East Lake Estates (TMP 0950000050) with the stipulation that proposed lots less than 25 acres be designated for residential principal use on the final plat. The motion was seconded and approved by voice vote.
