Blaine Soule of Civil 1 Engineering presented a proposal to change master plan and zoning designations for a 1.44-acre site at Hualapai Way and Serene Avenue to allow attached / duplex residential (RM-18) and associated waivers. Soule said units would range from 1,456 to 1,546 square feet, the project provides a 1,687 sq ft of common open space (exceeding the required 1,680 sq ft) and proposed several waivers to setbacks, street-width and driveway separation to accommodate the compact layout.
Staff and the town board recommended approval after the applicant addressed concerns; commissioners discussed driveway width, on-street parking and sidewalks. The commission approved the plan amendment, zone change, design review and tentative map with standard staff conditions and the agreed waivers.
