Brad Famular, representing Avamore Development, presented a community monument sign design intended to mirror an existing sign across the street and said the developer is advancing the sign ahead of landscaping work to match the paired sign. Famular noted the McLeod No. 1 preliminary plat includes 337 lots.
Planning staff (Aurelia Morfin) told the board the sign "meets the maximum height required by code" but recommended the applicant provide corrected, labeled elevations (north, south, east, west). The board added a site‑specific condition requiring a revised elevation set for staff review and required that the standing‑seam metal roofing use concealed fasteners. The motion to recommend approval passed on a voice vote.
