The Henry County Zoning Advisory Board approved RZ2601, rezoning roughly 19.83 acres at Highway 81 East and Keys Ferry Road from RA (residential agricultural) to C2 (general commercial) to allow a master-plan retail development and fuel station. Staff said the property is in the Highway Corridor Overlay District and recommended approval with listed conditions; the application was received before the county's 2026 ULDC took effect but the applicant agreed to incorporate several of the new code's provisions (reduced impervious surface and enhanced walkability).
Applicant representative Steve Moore of Bass Consulting described a conceptual plan for retail, restaurant and convenience uses and pedestrian amenities including a 10-foot multiuse path on Highway 81 and 8-foot path on Keiths Ferry Road; he confirmed water service is available but public sewer is not on the site's side and that individual buildings would be served by septic systems. During motions, a board member proposed additional conditions including prohibiting 'fast food' uses and requiring maintenance of septic fields, but the board amended the motion to remove the fast-food prohibition before voting. The rezoning motion (with the other added conditions) carried.
