The Design Review Board recommended approval of DR 2025-50, a proposal for common-area landscaping and amenities at Wilderness River Subdivision. Alyssa Yance (KM Engineering) presented an 88-acre development that proposes 113 lots (105 residential, 8 common), community ponds, pathways of varying widths, a preserved historic silo with a plaque and a roughly 3,000-square-foot clubhouse. Developer Chomo Santana described clubhouse materials—stone, stucco and hemlock siding—and proposed a concrete tile roof.
Planning staff highlighted tree-inventory findings and said the applicant had proposed mitigation concentrated along public streets that staff considered sufficient; staff also asked the board to defer architecture and materials to their review. The board added site-specific conditions that require (1) applicant-provided pump-house design and additional landscape detail to be reviewed by staff and a board member, (2) a concrete tile roof specification and color to be submitted for approval, and (3) cut sheets for exterior lighting to be reviewed prior to issuance of a zoning certificate. The motion recommending approval passed by voice vote.
