The Hall County Planning Commission on March 3 approved multiple land‑use requests for 3219 Lake Drive, clearing the way for an 11‑lot single‑family subdivision in the Vacation Cottage (V‑C) zoning district. Katie Greenway, Planning and Zoning Administrator, summarized the application from A&R Engineering for rezoning, a special‑use subdivision and a variance package; Carla Walker presented on the applicant’s behalf. The motion to approve passed 4‑0, with Commissioner Sosebee recorded absent.
The commission attached eleven conditions to the approvals. Among them: homes must be at least 1,800 heated square feet and include two‑car garages; vinyl siding is prohibited; lots must be accessed only from a new internal road (no direct access from Lake Drive or Lakeland Road); a professional engineer must prepare a stormwater management report; and sidewalks must be provided on at least one side of the internal street. The commission also required this statement be added to any recorded plat: "Owners, occupants, and users of property shown on this plat are hereby informed of the impacts associated with normal farming practices which may take place on adjacent and nearby property including, but not limited to, noise, odors, dust, the operation of machinery of any kind, the storage and disposal of manure, and the application of fertilizers, herbicides, and pesticides. Therefore, owners, occupants, and users of the property shown on this plat should be prepared to expect the effects of such practices."
Stan Hunt made the motion to approve, and Johnny Varner seconded. The conditions require the development to comply with the site plan dated February 14, 2025, and with applicable Hall County development standards and outside reviewing agencies (Environmental Health, Fire Marshal, Hall County Engineering). The record notes the front‑yard setback reduction variance had been previously denied at the January 21, 2025 meeting; the commission’s current approvals are limited to the variances and conditions explicitly granted on March 3.
