A&R Engineering presented plans on Jan. 21, 2025, to rezone a 10.66± acre parcel at 3219 Lake Drive to Vacation Cottage (V-C), subdivide the tract into up to 11 lots, and request variances for reduced front, side and rear yards plus a sidewalks exemption. Public commenters voiced concerns about lot count, potential for increased lake traffic at a shared dock, privacy impacts and how new homes would fit into the neighborhood.
The applicant said homes would range from about 1,800 to 2,500 square feet, that a Level 3 soil analysis had been completed and that preliminary hydrology work was underway; engineers noted the likely location of a retention pond (lots 5 and 6) and discussed right-of-way width (corrected to 50 feet). Commissioners asked for a revised site plan showing a maximum of 10 lots (rather than 11), sidewalks on one side of the street, a 30-foot front yard setback, a mail kiosk, and confirmation of a 50-foot right-of-way. Most requests were tabled to March 3, 2025; the variance to Section 4.1 was denied 4-0.
