The Troup County Board approved rezoning a triangular six-acre portion of a larger parcel at 157 South Works Road from Single-Family Medium Density to Light Industrial to match the existing industrial zoning on the adjacent portion of the property and to facilitate future industrial or commercial uses.
Brett Hensley, an owner of Southland RV, told the panel his group has about 82–88 acres under contract and intends to build a new Southland RV facility of roughly 20,000 square feet on the front 15 acres; Hensley said the company typically builds air-conditioned shop and sales facilities and expects to submit full site plans for Quality Development Corridor review in about 60 days. "We intend, you know, to build a new Southland RV, which is going to consist of about a 20,000 square foot RV facility," Hensley said. He added the remainder of the property might be held for future industrial or storage uses.
Staff reviewed the split-zoning background and recommended prohibiting access from South Brooks Road for industrial uses; a committee motion to approve the rezoning subject to staff recommendations carried on a voice vote. The rezoning formalizes the county’s existing light-industrial footprint in that area; final development will require site plans, permits and adherence to any buffering or access conditions established in the rezoning approval.
