Staff presented the item as a first reading and said the parcel and surrounding zoning align with the county’s comprehensive plan. Steven Ward, representing Trademark Quality Homes, told the panel the rezoning follows a recent nearby rezoning and that the site is well-located near the interstate; Ward said developments there would likely include office space or strip-center uses and that removing the existing house would be an improvement. "I think it'd be a great improvement to that location," Ward said.
A committee member moved and seconded approval and the board carried the motion by voice vote with no recorded opposition. The applicant will return to submit final site plans and building-permit materials under general commercial zoning standards.
