The Troup County Board voted to rezone approximately 43.2 acres on New Hutchinson Mill Road from Single-Family Medium Density to General Industrial, allowing a range of industrial uses under county code and including a staff-recommended condition prohibiting direct access from Bryant Road.
Staff told the panel the site is in an area with a mix of residential, commercial and industrial zoning and reminded the board of a 200-foot buffer requirement between general industrial and adjoining residential zones in the county ordinance. The applicant (who self-identified as Justin) said there is no firm, finalized development plan yet but that they have a client interested in building a steel facility and would use part of the property as a lay-down yard to store steel; Justin said, "We just wanted to know if we could get it rezoned for industrial purposes."
Board members pressed staff about current uses of adjacent parcels and whether the rezoning was limited; staff and the applicant indicated the request is for general industrial zoning (not a use-limited industrial overlay). A committee member moved to approve the rezoning with the staff condition to prohibit access from Bryant Road; the motion was seconded and carried by voice vote. The applicant and staff said future detailed site plans, quality-development review and permitting will follow any rezoning approval.
