Duke Groover, Esq., representing the applicant, told the board that "the 5 acres will be split: 2 acres will be developed into a Dollar General, and 3 acres will be combined with the ACE Hardware property." The applicant and Planning staff confirmed the proposal complies with C2 minimum size requirements and that combining the remaining three acres with the adjacent ACE Hardware lot requires zoning approval because parcels with different zoning designations cannot be combined under Morgan County rules.
