The Pottawatomie County Planning Commission on Jan. 15 unanimously approved a conditional use permit for an RV park proposed by applicant Shawn Hladky.
County Planner Bridget Snow presented the staff report and outlined the CUP review criteria, including neighborhood character, nearby zoning, and public health and safety considerations. Snow stated that "the applicant has met all the requirements for the CUP application," and the staff report recommended the commission consider the permit subject to applicable conditions in the Unified Development Regulations.
Hladky described the project layout, power and wastewater plans and said that "KDOT has reviewed and approved the existing entrance onto Hwy 63." He told commissioners he had discussed wastewater options with the County Sanitarian and water service with the rural water district, and that RV spaces would be sized to accommodate large units. When asked whether cabins would be site-built, Hladky said locations were not yet determined but that the cabins would likely be movable and that sewer from cabins would flow to a proposed sewer lagoon.
Commissioners questioned length-of-stay rules, access and utilities. Robert Busby moved to approve the CUP as presented; Lynn Schwandt seconded and the motion passed by a unanimous vote. After the vote, commissioners and the applicant discussed electrical service; Hladky said he had talked with Evergy and that the new electrical code is more restrictive than what is stated in the CUP conditions. He added the storm shelter would temporarily be in his house and that he planned to construct a permanent shelter in the future.
