Board approves variance for accessory structure at 5525 Roanoke Road with screening condition

The Troup County board granted a variance to allow an accessory structure to be placed in the front yard at 5525 Roanoke Road, subject to conditions requiring construction substantially in accordance with the submitted site plan and preservation of screening.

Staff described the proposed 30-by-60-foot, 12-foot-high storage building and said the lot shape limited space behind the primary dwelling; the site plan showed the structure approximately 150 feet from the front property line, 70 feet from the southern side, and 278 feet from the northern property line, and about 160 feet from the primary residence. Staff advised that any significant deviation from the approved placement or dimensions could lead to revocation of the variance.

Charles Combs, who identified himself in the hearing, said the parcel is family property (about 22 acres) and described thick tree-line buffers that would screen the building from the road; he agreed to maintain the tree line as a visual buffer. One board member asked the applicant whether the building would be the barn-red color shown in the rendering; Combs said it would be a dull barn red with a galvalume roof and that, because of tree cover and the distance from the road, it would be minimally visible.

A motion to approve the variance, amended to include staff’s recommended screening buffer condition and the requirement that the structure be built in substantial accordance with the site plan, was moved, seconded and carried.
