Dillard noted that while the Comprehensive Plan's Rural Residential character area does not list C‑G as recommended, the property’s size, shape, visibility, and potential for economic activity supported consideration of a commercial district.
Commissioners discussed parking, aesthetic treatments, lighting, and potential fencing; Commissioner Vicki Rountree proposed an amendment to Condition 1 requiring that the existing fence along the western property line abutting I‑75 be consistent with the color, materials, and design of surrounding buildings. The commission adopted the amended condition and voted to recommend approval, 8‑0. No public comments were recorded.
