Commission recommends rezoning 148 acres from Ag-40 to Ag-20

The commission voted Jan. 8 to recommend approval of ZON25-0006, which would change 148.32 acres from Agriculture-40 to Agriculture-20. Brad Cramer, the presenting certified planner and owner, told commissioners the proposal is consistent with the comprehensive plan policies and provides a transition between surrounding zoning.
Cramer said about half the land is farmable and that the plan aims to preserve rural character while allowing a different lot-size standard. A neutral commenter, Todd Butikofer, said he values property rights but worried rezoning could reduce the open, rural character he sought when moving to the area. Commissioners discussed adjacency to R-5 zoning to the east and Ag-40 to the west and concluded the rezone is appropriate under the plan.
The commission’s vote to recommend approval was unanimous; staff reminded the public the Planning & Zoning decision is a recommendation to the Board of County Commissioners, which has final authority.
