King William planning staff told the board that three parcels near Moore Creek Road—identified in the presentation as parcel 4‑12C, 4‑12C1 and 4‑12Z—were created by deed transfers in the late 1980s and early 1990s without formal, recorded plats. That history, staff said, left homes and boundaries that likely do not match a properly surveyed subdivision.
Staff said the variance would allow lot‑line adjustments to align recorded plats with existing improvements and recommended that, if approved, the applicants submit a subdivision plat for recording to cure encroachments. "Creating a conforming subdivision at this time wouldn't be possible due to the parcel sizes by aides as the minimum lot size in the AC," planning staff explained, noting the minimum lot size in AC is 5 acres and the subject parcels are smaller. Board members probed the chain of title and noted one parcel had recently been purchased at a tax sale; the board approved the variance by roll call with conditions to record the required plat.
