The King William Board of Zoning Appeals on Monday approved a variance allowing reconfiguration of six parcels on Little Page Lane in the Agricultural Conservation (AC) district, with conditions intended to address roadway safety and long‑term maintenance.
Planning staff told the board the applicant sought relief from Chapter 86, Article 6, Section 86‑110 (minimum site area and dimensional regulations) to reconfigure parcels shown on historic plats and surveys. Staff recommended conditioning any approval on two items: filling ruts and improving Little Page Lane and requiring a shared road‑maintenance agreement that would run with the land. "The applicant is requesting a variance from chapter 86, article 6, section 86‑110, minimum site area and dimensional regulations for primary zoning districts," planning staff said during the presentation.
Board members questioned how road improvements would be verified and when work must occur. Planning staff said verification could be tied to the building‑permit process and certificate‑of‑occupancy issuance: inspections conducted before an occupancy permit could confirm the graveling and ruts had been addressed. The applicant described the proposed reconfiguration as a correction to an old subdivision and said, "I'm not trying to get another lot. I'm not trying to change the zoning for neighboring lots. I'm just trying to get it more uniform and better looking and more practical."
A motion to approve the variance with the staff‑recommended conditions passed on a roll‑call vote of the members present.
