Board approves short-term rental at 533 S. Hillside with safety and sanitation conditions
Summary
The board unanimously approved CUP25-01 to allow a duplex at 533 S. Hillside to operate as a short-term rental, subject to required permits, safety equipment, lagoon fencing and annual well testing if used for drinking water.
Planning staff presented a conditional use permit for 533 S. Hillside on Jan. 7; property owner Stewart Koehn was not present. The duplex had been moved onto the site to house farm employees but the owner now seeks to operate it as a short-term rental.
Staff recommended conditions if the CUP is approved: provide proof of liability insurance if requested; obtain and maintain all construction permits and compliance with the Harvey County Zoning Regulations and Sanitary Code (including lagoon fencing and vegetation control); install smoke detectors and a fire extinguisher in both units; and test any drinking wells annually for nitrates and bacteria. Pat Wendling moved to approve CUP25-01 with those recommendations; Martie TenEyck seconded and the motion passed unanimously. The board’s approval is conditioned on the listed requirements remaining in force.
The board noted Mr. Koehn lives outside Harvey County and that rural road conditions delayed his attendance; staff will follow up on compliance with the conditions as permits and inspections occur.
