Zoning subcommittee reports, energy‑conference takeaways and Sycamore Cross appeal update

During committee updates at the Sept. 23 meeting, staff praised the zoning subcommittee’s steady progress on detailed ordinance work and summarized highlights from a recent energy conference in Williamsburg. Staff relayed that Northern Virginia handles a large share of internet traffic and that data centers and emerging technology (including AI) are increasing electricity demand and stressing aging transmission infrastructure.

"I think actually Northern Virginia has 70% of the world's Internet traffic," staff said while describing how regional transmission constraints and new loads factor into local planning conversations. Staff urged commissioners to consider transmission limits, siting and diversified energy sources when evaluating large energy projects.

Legal counsel updated the commission on the Sycamore Cross appeal, saying the item is scheduled for the Board of Supervisors’ Oct. 3 meeting and that Isle of Wight recently approved the project. Commissioners also raised a constituent question about whether a left‑turn lane would be added on Route 10 for a new apartment phase; staff said VDOT would have details and that such design questions are addressed through project traffic plans.

The commission concluded the subcommittee’s work has been productive and agreed to use the current subcommittee when further review is needed on relatively straightforward items such as the event‑center text.
