Planners approve 250-foot Nex-Tech Wireless tower with groundwater and floodplain conditions

The Planning & Zoning Advisory Board voted unanimously to approve Conditional Use Permit CUP24-10 for a 250-foot self-supported Nex-Tech Wireless tower at 19673 W. Dutch Ave. Company representative Creighton Remus said the proposal has cleared FCC and FAA requirements, the site has been improved and the developer plans to build within two months after zoning approvals.
Vice Chair Joni Embree-Meinders asked about foundation depth because the site sits over the aquifer; Remus replied, "at most, the anchors would be no more than 10' below the surface." Staff recommended several conditions including contacting Equus Beds Groundwater Management for groundwater-depth information and obtaining any required permits from the Kansas Department of Agriculture if dewatering or penetration of groundwater is necessary; following all federal, state and local floodplain requirements; removing the tower and restoring the site if decommissioned; and potential screening if lighting or view impacts affect neighboring residences.
