Assessor outlines phased reappraisal plan; selective 3% adjustments targeted

Assessor staff told the Taos County Board of Commission that they are in the first phase of a multi-step reappraisal this year and that the department will apply targeted adjustments rather than a countywide percentage increase. "You can think of it essentially in 3 phases of the reappraisal for this year. Our 1st phase, we're currently in, and that involves the reappraisal of short term rentals in the town of Taos, both condos and other structures... All dispensaries are being reappraised. All building permits are being done," a presenter said.
Staff said phase 2 will cover the entirety of Red River beginning in October, with phase 3 returning to selected commercial properties in Taos in December or January depending on conditions. To avoid collateral adjustments that previously had to be undone, staff said they will apply a 3% increase selectively in areas where updated appraisals show room for it rather than imposing a blanket countywide increase.
Commissioners thanked staff for the explanation and asked follow-up questions about timing and which neighborhoods or property classes will be reviewed next.
