Commissioners approve zoning cleanup to ease setbacks in Ogden Canyon and allow nearby lodging uses

Charlie Ewart presented a staff‑initiated text amendment (ordinance 2026‑15) that would correct code references between FR‑1 and F1, reduce certain minimum setbacks in the Ogden Canyon's F1 zone to better reflect existing lot sizes, and allow hotels, motels and short‑term rentals in portions of the former FR‑3 (now R3) zone provided such uses are within 1,000 feet of a recreation resort.
Ewart said the change is primarily a cleanup and administrative correction to accommodate historically smaller parcels in Ogden Canyon and to restore tourist‑oriented uses inadvertently removed in a prior map/code change: "When we did that a month or two ago... changing it from the FR‑3 to the R3, we accidentally eliminated things like hotels, motels, short term rentals," he said.
Commissioners described the amendment as aligning code with on‑the‑ground realities and voted to approve ordinance 2026‑15 on roll call. Staff said the F1 changes apply only to Ogden Canyon and the change aims to facilitate property reinvestment while balancing the general plan's recreational emphasis.
