The board included conditions requiring test pits to be completed after clearing but before grading to confirm soil and groundwater separation and a condition that temporary improvements be limited to five years (effective 07/27/2026) unless permanent designs proceed earlier.
The board voted unanimously to grant the waivers (vision‑triangle, comprehensive parking/circulation, lighting, landscaping submission timing) and to approve the site plan and special permits subject to findings and the amended conditions.
