Court approves Wall Farm plat (71 lots) and conditionally accepts $94,325 maintenance bond

County staff presented the Wall Farm preliminary and final plat establishing 71 lots on about 84.5 acres off FM 3353 and recommended approval after confirming TxDOT permits, utilities and a drainage report. The planner said soils were suitable for conventional anaerobic systems and that fire hydrants were brought on-site for the development.
"It includes 71 lots and it's 84.5 acres in size," Gloria told the court. The court approved the plat after the developer addressed drainage and fencing concerns raised previously. County engineering staff reported inspections and said remaining items had been rectified.
Commissioners also considered a two-year maintenance bond in the amount of $94,325 for Wall Farm. Staff noted the bond document's original dates began Aug. 7; commissioners conditioned approval on revising the bond to start 09/10/2024 and run through 09/10/2026 and directed staff to return for ratification as needed. The motion passed with no opposition.
