Dacono council approves Sharpe Farms Towne Center final plat and site plan

The Dacono City Council unanimously approved Resolution 26-36 on June 22, 2026, approving the final plat, final development plan and site plan for the Sharpe Farms Towne Center. The approval follows a presentation by consultant Greg Blount and a staff report from Planning Manager Mark Doering.

Resident Barbara Merrell testified that she would "love to have a Sprouts nearby that she could walk to" and asked whether the grocery store lease was binding. Applicant Ryan Amato said the project team has "a fully executed lease agreement with Sprouts." Councilmembers asked about a proposed 17-foot monument sign at Flying Circle and whether the center's sanitary sewer connection had been coordinated; staff and the applicant said the sewer plan was coordinated with St. Vrain Sanitation and that discussions with the Sharpe Farms HOA are ongoing.

Council and staff also discussed pedestrian access and traffic controls at the adjacent roundabout; Mark Doering said there will be a pedestrian connection along the development's south side and that signage will meet the Manual on Uniform Traffic Control Devices. Doering reported he had heard from Colorado Department of Transportation and expects the Highway 52 authority to review the plans and has up to 30 days to respond before final approvals related to state highway access are resolved.

The council's approval clears the city-level land-use process for the shopping center; commercial leases and state-level approvals remain required before construction begins. The motion to approve was made by Councilmember Kevin Plain and declared carried by Mayor Adam Morehead.
