Chief building official John White explained the changes, including updated occupancy classifications, structural design provisions, accessibility and egress updates, and NEC updates to support EV pre-wiring and solar readiness. John White described how electrical ready provisions make EV wiring part of new construction: "it's pre wired per se, for EV charging," he said. Staff noted local amendments: residential sprinklers remain not required for single‑family detached homes, accessory-structure permit thresholds were reduced to 120 square feet to align with wildfire resiliency code, and the town will combine building and fire appeal boards. Council approved the ordinance on a unanimous roll call; staff recommended making the changes effective June 30.
