The planning commission reapproved the FJB Lot 2 site plan for an 18,000-square-foot retail building on 3.97 acres along Lebanon Pike after staff reported the plan had not changed since its 2024 approval and that a TDOT permit for right-of-way work is in hand.
Staff said the approval previously lapsed because no building permits were issued within the statutory approval window; the applicant resubmitted a plan that is materially identical to the March 2024 submittal. "Nothing with this plan has changed from its last submittal back in March 2024," staff said.
Commissioners asked whether internal engineering or code requirements had changed since the earlier approval; staff said they were not aware of any changes that would affect the plan. A motion to approve was moved and seconded and the commission voted to approve the reapproval.
Staff will continue to coordinate necessary technical reviews and ensure the TDOT permit and any remaining comments are cleared before issuing building permits.
