Neighbor asks how Bella Mesa South lighting and parking will affect nearby homes; developers point to photometric plan

During public comment at the March 12 Planning Commission meeting, nearby resident Lydia Lynch said she lives "right across the street" from the Bella Mesa South site and asked, "What is it gonna do, what your lighting is going to be because you have all these buildings, external lighting. How much is it gonna light up that corner?"

Applicant representatives and their civil engineer answered that lighting control and layout would minimize spillover. "We actually do have a photometric plan in our SDP...with our photometrics, it's all cut off, and so we don't have any light that spills over outside the property," said Travis Frazier, the project's civil engineer. The team also noted site layout choices — including interior‑oriented garages and additional landscaping such as upright junipers — intended to reduce headlight impacts on adjacent properties. Commissioners asked for further detail and were told final lighting specifics would be confirmed in construction documents where photometrics and fixture selections are finalized.
