Castle Rock board approves front-setback variance for detached garage at 3671 Rocky View Place

Planning staff, Tammy King, told the board the lot is irregularly shaped and that the proposed garage placement would be “25 feet from the property line as opposed to the 50 feet” while using an existing driveway and minimizing disturbance to vegetation. King said the homeowners provided a petition of adjacent-neighbor support and that the homeowners association had approved the detached garage. King also said there were no building-code conflicts with the placement. The board discussed the municipal-code variance criteria (Parts A–F) and concluded the hardship appears driven by the lot’s physical condition and was not created by the applicant.
The approved plan calls for a detached garage roughly 30 feet by 28 feet. The motion was moved by Vice Chair VanderMeer Jordan and seconded by Board Member McAfee; the roll-call votes were recorded for Chair Purcell (aye), Vice Chair VanderMeer Jordan (aye), Board Member McAfee (aye) and Board Member Moore (aye). There were no in-room or online public comments on the item. The Board did not attach additional conditions beyond those already noted in the staff presentation.
