Applicant representatives described project specifics and design choices for Bella Mesa South during the March 12 Planning Commission meeting. "We have 93 townhomes on almost 9 acres for a total density of 10.4 DUs per acre," said Josie O'Connor, the landscape architect on the project. She summarized setbacks (15 ft from Mitchell Street, 20 ft from Michaelson, 10 ft north and west) and a proposed maximum building height of about 45 feet.
The applicant said the site includes roughly 4.5 acres of private open space and a parking program that provides 243 spaces, including 186 garage spaces for two cars per unit plus guest and on‑street parking. O'Connor said the team oriented garages toward the interior of the site to reduce headlights along the perimeter and used landscaping and upright junipers to buffer adjacent homes. Staff told commissioners the plan complies with the Bella Mesa PD and the town's technical criteria for stormwater and utilities.
