Eric Long presented RG Architects' fee proposal to redesign two gatehouses and related construction elements. The project is a redesign/facelift rather than demolition: the main gate will be removed and rebuilt due to repeated low-clearance strikes (the main gate has been hit 12 times this year). The board discussed zoning, elevation certificates and whether original construction drawings exist; Mr. Krebs noted he may have scanned original drawings or a Development Order submission.
Discussion covered financing and procurement: design and permitting are expected to take 12–18 months, and staff discussed booking the $62,500 design expenditure as a reimbursable up-front deferred cost that would be invoiced to the district when financing is issued and construction begins (anticipated 2026). On motion by Mr. Blumenthal and seconded by Mr. Mountford, the board authorized Bowman to retain RG Architects, P.A. as a subconsultant under Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager.
