Resident Lynda Sorensen told the River Ridge Community Development District board that she discovered water intrusion under the concrete slab at her home, 27123 Sound Way, resulting in buckled master-bedroom flooring and moisture and mold beneath the floor. Inspections determined there was no plumbing or HVAC leak; a floor-warranty issue was identified and a leak-detection specialist reported very high moisture levels in the slab.
Sorensen said recent heavy rainfall increased ponding behind her unit, submerging underground downspouts. A foundation specialist applied sealant and recommended installing drain tiles around the perimeter of the unit and extending downspouts 5 to 10 feet. Chair Bob Schultz said the CDD might be able to address ponding water but that drain tiles are likely an HOA responsibility; Mrs. Adams reiterated drain tiles are an HOA matter. Sorensen asked the CDD and the HOA to collaborate to find an innovative solution for the neighborhood.
