Board reaffirms approval for smaller dwelling after lot consolidation; septic reduced

Attorney Bernd Hefele and engineer Thomas Graham described a revised project to merge two undersized lots and construct a single-family dwelling with a smaller footprint than previously approved. Graham told the Board the earlier approved footprint was "3,275 square feet," and the new proposal is a "2,955-square-foot footprint," reduced from five bedrooms to four, which allows for a smaller septic system.
Board planner Jessica Caldwell said the current application did not trigger any new variances; the two existing docks meet township requirements and will remain for private use only. The applicant said drainage design has been modified in coordination with NJDEP so the discharge will be further away from neighboring property. The Board approved the reaffirmation and the amended resolution with the conditions discussed at prior hearings.
