Owner outlines plan for environmental contractor facility; Board requests re-notice and more details

Attorney Bernd Hefele and owner Paul Masser presented testimony on behalf of Stone Ridge Holdings, LLC for a proposed site conversion at 155 Schoolhouse Road. Masser said the operation would be used for storage of trucks, equipment and products such as absorbents and described his business as "an environmental contractor, working mostly with demolition contractors." He told the Board no hazardous substances would be stored on site; packaged hazardous material would be removed by licensed disposal companies.
Board professionals identified changes from the previously approved preliminary plan (including a 750-square-foot warehouse increase and an accessory garage) that warrant re-noticing for an Amended Preliminary & Final Site Plan. Engineer Rusty Schommer and planner Jessica Caldwell recommended revised drawings showing traffic flow, architectural elevations, additional screening, loading dock and dumpster details. Board counsel Glen Kienz recommended the Board hear testimony at the meeting but require re-notice and publication; the applicant was instructed to return for an informal hearing on Monday, June 22, 2026 and to submit new materials by June 12, 2026.
