Adam Garner (speaker 10) said the site is currently used as an office for his construction business (he described existing trailers parked behind the building) and that he intends to pursue either CS or an SP to better fit the future land‑use designation. "I really am trying to do this properly... I want to be a contributing member of the society here and wanna see Lebanon grow," Garner said. He told staff he will submit a landscaping buffer plan to transition from industrial to residential and that he will request a utility availability letter for sewer connection from the Wilson Water Authority District.
Commissioners asked for pictures of the existing building and for the applicant to return with landscaping and SP language if he pursues the SP option; staff said pursuing an SP would require the applicant to return to the commission, whereas moving forward under CS could proceed if staff concerns are addressed. No final annexation vote or rezoning decision was recorded at the meeting.
