Architect proposes converting Bridgehampton warehouses into special-trade bays near train station

Architect Sean Leonard described a pre-submission plan for Dixie Corp. to convert three existing warehouses at 213 Butter Lane in the Bridgehampton hamlet into 19 units for special trade contractors. "What we're looking to do is take this 1, which has warehousing in it, ... and make that into 10 spaces that would be for special trade," Leonard said, adding that the conversion would be internal with no additions to the building and that parking requirements can be met without expanding paved areas.
Leonard emphasized the site's convenience to the nearby train station, saying tradespeople could store vehicles or equipment and commute by rail, reducing off-site vehicle trips. Board members asked about outside staging or long-term outdoor storage. Leonard said the interior bays (approximate 2,000‑sq‑ft lengths) should allow tenants to keep equipment inside and locked for security, but the board requested a labeled space for any outside staging if future needs arise. The board closed the pre-submission with a 30-day written comment period; the motion passed with five yes and two absentees.
