The Tulsa Metropolitan Area Planning Commission on Nov. 19 recommended approval of PUD-875, a Planned Unit Development proposal called West Estates for a 20.06-acre site at the southwest corner of E. 86th Street North and North Yale Avenue. The proposal outlines up to 30 lots (the materials reference a maximum of 30 lots and 28 as the proposed layout), minimum lot widths of 100 feet, minimum lot area of 21,780 square feet, 25-foot front setbacks from private street reserve areas, and a 35-foot maximum building height.
Applicant Alan Betchan of AAB Engineering explained the Comprehensive Plan now supports a mix of residential and commercial uses along the Highway 75 corridor and said the PUD is required to allow private streets with a gated entrance. Staff recommended approval, clarifying that the project is currently being built to public-street standards but the revised plan requests gated private streets and a homeowners association to maintain them. The commission recommended approval 8-2-0 (motion by Shivel; second by Humphrey).
