The commission approved the preliminary plat for Battle Creek Park Phase IV and a requested modification to Section 5.030 Table 5-1 to permit greater block lengths. The plat covers 44 lots across about 8.91 acres and the applicant requested a block-length modification because surrounding development made shorter block lengths impractical. Technical Advisory Committee conditions required stormwater mitigation, sanitary sewer analysis, easement verification, and other standard infrastructure reviews.
Staff and the applicant (Wallace Design Collective) agreed on the conditions. The commission voted 10-0-0 to approve the preliminary plat and the requested modification, subject to the TAC and IDP-related conditions.
