The TMAPC continued the Collett Tract preliminary plat at the applicant's request to allow time to address a collector-street requirement identified at the Technical Advisory Committee meeting. The plat proposes 331 lots across approximately 80 acres and includes a detailed list of TAC conditions ranging from right-of-way dedications and sanitary sewer sizing to platting graphic corrections and deed-of-dedication language.
Kevin Maevers, speaking for the applicant, requested the continuance so the team can address the street-design issue. Staff highlighted required IDP permits, floodplain and detention considerations, sanitary sewer sizing and manhole relocations, and several map/graphic corrections that must be resolved before final plat submittal. One public speaker supported the continuance. The commission voted 9-0 to continue the item to the Jan. 7, 2026 TMAPC meeting (motion by Turner-Addison, second Shivel).
Next steps: applicant must update the plat to meet TAC conditions, submit required IDP and infrastructure documentation, and address street-right-of-way and sanitary sewer sizing before final plat approval can be scheduled.
