Staff told the commission that the current code requires a conditional-use permit for accessory office space above 2,500 square feet or 30% of building area (whichever is less), which has discouraged some industrial applicants. The proposed change raises the trigger to 40% of building square footage before a conditional-use permit is required.
Jonathan Moore said the revision is aimed at increasing administrative flexibility so projects can respond to market and building conditions without turning smaller design choices into discretionary projects. Commissioners generally supported the change as a tool to encourage industrial investment while maintaining industrial principal uses.
